Mixed-use building in Karviná

The subject of this thesis is elaboration of design documentation in the stage of documentation for the construction of mixed-use building in Karviná. It is a new building which is functionally and despositionally divided into commercial part, residential part and garage part. This mixed-use building disposes with four above-ground floors and one basement. On the first floor there is a commercial part, and the next three floors are intended for living. The basement is reserved for parking. The building is designed as a combination of frame and wall system and it is based on foundation pads and strips. The roof is designed flat and green.
Administrative building

The subject of the diploma thesis is the elaboration of the project documentation of an administrative building in the south-eastern part of Brno. The building has seven above-ground floors, of which five above-ground floors will be used as office space, one above-ground floor will be used for commercial use and gastronomy. On the last floor, there will be an elevator lift range and a technical background for air conditioning. The support system is designed as a reinforced concrete skeleton based on a reinforced concrete slab and pilots. The façade is designed as lightly ventilated with facing bricks. For this object, a single-shell roof area is selected.
Stable feasibility of a multifunctional building in Humpolec

The aim of the thesis is to prepare a feasibility study of a multifunctional house in Humpolec and to evaluate the profitability of the project in the first 30 years of its operation. The evaluation of the project includes an initial financial analysis and two other possible situations. The theoretical part defines the basic information about the division of construction contract, the process of preparation and implementation of the project, types of financing investment projects, economic indicators and analyzes. In the practical part are given basic information multifunctional object. This is the site of construction, the character of the proposed building, including its planned use, financing and the three types of scenarios already mentioned. This is the baseline scenario, the optimistic scenario and the pessimistic scenario. At the end of the thesis there will be evaluated all investigated situations.
Multifunctional Building in Tabor

The thesis “Multifunctional building in Tábor” is processed in the form of project documentation which comprises of all the requisites required by current regulations. Designed multifunctional building is placed at the site number 1475/1 in Tábor. The building has four floors. There are 18 flats and 4 commercial premises in the facility. Constructional system is made of lime-sand bricks, prestressed concrete ceiling panels, flat roof. Building has a contact thermal insulation system.

In this project I designed two houses. In one of them are small flats for seniors, students or young couples. And in the second house is place for caffé and commercial premises. Both of these houses are designed like sustainable buildings.
Multifunctional house in Uherské Hradiště

THE AIM OF THIS DIPLOMA´S THESIS IS A NEW BUILDING OF A MULTIFUNCTIONAL HOUSE IN UHERSKÉ HRADIŠTĚ. THE BUILDING HAS THREE FLOORS AND ONE PARTLY UNDERGROUD FLOOR. THE UNDERGROUND FLOOR IS USED AS A STORAGE SPACE FOR THE BULDING‘S USERS AND AS A TECHNICAL SURROUNDINGS OF THE FACILITY. FIRST FLOOR IS USED AS A COMMERCIAL PREMISES, AS A BOULDER CENTRUM, COFFEE HOUSE AND SALES. THERE ARE SEVEN APARTMENT UNITS ON EACH FLOOR 1+KK, 2+KK, 3+KK AND 4+KK. OVERALL THERE ARE FOURTEEN APARTMENT UNITS, ALL FLATS ARE DESIGNED IN THE SAME WAY ON EACH FLOOR. THE WHOLE BUILDING IS ALSO EQUIPPED WITH A LIFT, IT IS A MASONRY BUILDING MADE WITH YTONG SYSTEM WITH CAST-IN-PLACE REINFORCED CONCRETE CEILING AND A FLAT GREEN ROOF. THE CONSTRUCTION ITSELF FITS IN THE SURROUNDINGS OF THE HOUSING DEVELOPMENT.
Multifunctional building

The subject of the thesis deals with the design of multifunctional building and processing of the design documentation. The building is designed as reinforced concrete frame with curtain walling. The multifunctional building has one underground floor and three above-ground floors. In the basement there are parking area, technical facilities of the building and storages. On the ground floor of the building, there are commercial premises with facilities for employees, and office premises in the remaining part. There are offices on the second and third floors above ground. Roof structures are designed as flat vegetation.

Mixed-use Building in Tišnov

The subject of this diploma thesis is the design of a newly built mixed-use building in Tišnov, as well as elaboration a part of the project documentation for realization of the building construction. The designed building is a multifunctional building, which has the task of providing several functions. The building is situated in the South Moravian Region in the northern part of the village Tišnov, which is located about 30 kilometers away from the city of Brno. Recently, in this area new family houses and apartment buildings have been built. The building is designed as five above-ground storey, partially basement incl. a separate underground car park. The first floor serves mainly for commercial use, ie. for the provision of services and for the sale of goods. There is a coffee shop, a houseware store, hairdressers, bakers, butchers, or a gym. On the first floor there is also the main entrance to the building, and through there is further access to the upper or lower floors of the building. In the basement there is a technical background of the building and access to the underground parking. The second floor serves as office space for multipurpose use. There are apartments on the third, fourth and fifth floor, with some apartments on the 4th floor being designed as two-level maisonettes. The architectural design is based on the concept of straight lines and sharp edges, which also presents a flat roof roofing solution and receding storey with terraces. The building is detached, situated in a relatively flat terrain. All entrances to the building are designed as barrier-free. The white-blue color of the building facade alternates with the use of gray stone cladding. The roofing of the mixed-use building is solved on two levels by a single-layer extensive vegetation flat roof.
Optimization procedure for the determination of usual prices of flats in development projects

The pricing of developer projects and housing is a broad area. Setting the right common price is important especially in case of court actions, execution proceedings, the privatising of housing, company mergers, capital investments in companies, estate settlements, liquidations etc. In all these cases substantial financial values are at stake and that is why it is necessary to have quality, correct factual grounds. The sole and at the same time most important basis is an expert opinion, which should guarantee an objective assessment of all circumstances that may influence the common pricing of property, in order to prevent any prejudice to the parties involved, or ensure there is no doubt in respect of possible graft. At present there is no methodology for common pricing of units (apartments and commercial premises) within a larger complex, which would take locality, placement, size, fittings, general state and other parameters that influence the price, into consideration. Yet it is common knowledge that the same unit will have a different price on the first floor, higher floors or top floor, window orientation and view, better surrounding area etc. It is also common that a larger unit with the same fittings and appurtenances will have a lower unit price than a smaller unit. The pricing in these cases is more intuitive, rather than based on analyses and reasoning. The dissertations´ aim was a methodology of pricing individual units in houses or larger complexes, which would simultaneously objectify subjective pricing, providing a rationale that would be unambiguous. This is important especially in case of court actions, execution proceedings or the privatising of housing, to preclude any bias or suspicion of corruption. The methodology also includes a software application that automatically computes input data and allows reviewing of results.
